As a landlord there may be tenancy problems arising from time to time with:

    We provide a fast and effective range of services - most of which we provide at a fixed fee:

    SERVICE 1 - Mediation
    Many landlord and tenant problems can be resolved without the need for costly legal action through the intervention of a third party. Let By Indigo will establish contact with tenants and discuss openly in a non-judgmental manner the sources of friction endangering the tenancy. We will seek to ensure that the landlord's rights and property are protected, whilst also relaying any concerns that the tenant may have to the landlord.
    Cost £100 + Vat

    SERVICE 2 - Serving Notice
    We visit the property and serve a Notice on your tenant this Notice is the first step towards getting a Possession Order and the eviction; this is normally all that is required to get the issue resolved.

    The tenant then has fourteen days to act on the Notice served on them and make good their default or remedy the breach. If they bring their account up to date or leave the property, the file is closed. If they ignore you can instruct us to undertake Service 3.

    SERVICE 3 - Possession Proceedings
    If you want to evict your tenant you must have served a Legal Notice on them. Once the Notice has expired, the appropriate documents are prepared and filed with at the County Court requesting a Possession Order to be issued. There are two ways in which to make a claim for possession at the County Court.

  • Accelerated - this is a fast track possession procedure that will not usually require personal attendance at the hearing. A possession order is granted around 8 weeks from when the court receives the particulars of a claim. Once a possession order is granted it can take a further 4 weeks for an eviction date with the bailiffs to be fixed. Total time for re-possession is around 12 weeks.

  • Possession with full hearing (if contested) - to obtain a possession order through this route a hearing date is usually set by the County Court around 12 weeks from when the particulars of claim are received by the Court. It takes a further 4 weeks to obtain an eviction date from the bailiffs. Total time for re-possession around 16 weeks.

    SERVICE 4 - Eviction
    Instruction of bailiffs for eviction; attend the eviction; locksmiths in attendance.
    Cost £300 + Vat
